What Is A Share House?

Many single people find there is a shortage of clean, safe, secure accommodation which is more affordable than the standard units available on the market right now.  These single people are ideal tenants; they are more mature professionals and semi-professionals with good jobs and good rental histories.  They are the key workers, nurses, teachers, chefs, managers and the like. Often they may be on shiftwork needing special privacy options.  They have tried the typical casual share house situation or sharing 2 & 3 bedroom units with other tenants and found very real security and privacy issues.

How We Design & Build Share Houses

To meet the needs of these tenants, we have designed purpose built, 5 bedroom share houses.  Our share house designs give the tenants a well-appointed, self-contained bedroom with the privacy and security of their own ensuite, robe, storage, and kitchenette.  All this is provided with their own parking space in an otherwise normal appearing house in a normal street.  They have secure entry to the house and secure entry to their bedroom.

We have designed large bedrooms so each tenant can comfortably come home, and relax in their own space.  Our research indicates most of these tenants prefer to keep to themselves; if they wish to fraternize they will go out and meet their friends at other venues.  If needs be, they can still venture into the common areas, both inside and outside the house.  A shared laundry and a fully appointed kitchen with dining facilities is provided in the common areas.

Renting Shared Houses

An agent experienced in the managing of shared houses is vitally important and we have established links with the leading agents in this specialised field.  We can provide our clients with the necessary contacts to set up management of these properties.

Rental Returns

Depending upon the location chosen, gross returns can exceed 10%.  Well-designed and well managed share houses in good positions could be expected to show similar capital growth to the surrounding properties.

Land for Shared Houses

We can construct a share house for clients on our land or yours.  The ideal block of land is near to public transport and likely employment such as hospitals and education sites. We have designs for 5 bed 5 bath share houses for flat blocks or steep blocks of any size from the typical 10m x 40m narrow lots and up.  We periodically have land available for house and land packages.  Construction is as for a normal house with a HIA fixed price building contract.
